    We contacted your firm recently to update the Fire Plans and Emergency Proceedures at Marina Del Rey. This site consists of three condominium buildings (820 suites) and a Recreation Center on eleven acres. It is noted that from the beginning the professionalism, knowledge and thoroughness that were displayed by you and your staff impressed us. As part of the program, the on site staff consisting of approximately nineteen Front Desk and Security staff, four Superintendants, three Administrators and one Manager were schooled in Emergency and Fire Emergency Procedures, and, WOW "what an eye opener". The training has been invaluable, and it pointed out that while intentions were good many of our actions were not correct and in "life and death" situations seconds make a difference. Many of the areas that we corrected through the training process were not large issues, however, "when your in the middle of a forest sometimes you can't see the trees" as they say. The building audits, record keeping audits and staff responsibility assessments are a MUST in my opinion for any corporation charged with the responsibility of managing buildings and staff. This not only from a responsibility to insure that the safe practices are in place as lives are involved but as well, to give the staff the proper tools in order to do the job. We will continue to retrain our staff semi annually through your company and our annual audits will continue. Please feel free to use this, as a reference should you require it.

    The Palisades is a 22 year old condominium complex comprised of two 30 storey towers and one 29 storey tower containing 584 suites. FCS - Fire Consulting Services Ltd., was hired in the past to investigate concerns. In one instance they resolved a problem of smoke migration between five suites. Management and Residents were extremely pleased with the outcome. Their staff and subcontractors were courteous and professional at all times. Considering the complexity and extent of the project, the work went very smoothly. All five families affected were able to remain living in their suites throughout the project. FCS kept Management informed of their progress and concerns. Based on our experience, we would highly recommend the services of FCS - Fire Consulting Services Ltd. to other condominium corporations and/or comparable sites.     The Bayclub is a 119 unit, high rise residential condominium corporation built in the late 1970's. The Corporation recently changed contractors for completion of the annual inspection of the building sprinkler system and subsequently received a report outlining a number of identified deficiencies and recommendations totaling almost $45,000. Pending this vork the Contractor would not issue a Certificate of Compliance. The prices quoted included some further inspection requirements but not the cost of some additional work that may/may not be required, therefore, the final total could have been much higher. Discussions with the contractor about these recommendations raised a number of concerns. Before proceeding with the recommendations the Corporation felt it prudent to have the report reviewed by a Fire Code consultant who specializes in code requirements for buildings of our age. Our intent was to confirm which items were actually required by Code and also to determine a priority list to identify items which must be done immediately to ensure the safety of our residents and those which could be scheduled and budgeted for at a later date. The Corporation also wished to ensure that repairs were completed which would result in the issuance of a compliance certificate as required by law To complete this review the hoard retained FCS Fire Consulting Services who determined that a number of the recommendations received were in fact not code requirements for a building of our age, some items that were unnecessary and some that were priced expensively. Subsequently, the Corporation retained FCS to review, control and arrange for an alternate contractor, Vipond, to perform the required sprinkler repair work. This work was completed over a 2 week period within the timelines anticipated and primarily on budget with conservative cost extras for unknown and unpredictable discovered deficiencies. Although our building presented some challenges, FCS worked with the loca3 electrical company to identify how these challenges could be addressed to complete the wireie8s installation. In the end the project was completed successfully and continues to work seamlessly
